Do Miami apartment locators charge renters?

No. Using LiveUrban costs you nothing, at any point. Nothing for a shortlist, nothing to tour, nothing when you sign.

Buildings pay a leasing fee when a renter they were introduced to signs a lease, out of a marketing budget they have already allocated. Your rent is the same whether you come through us or walk in on your own.

We also show you buildings that do not pay us. If one fits you better, you will hear about it, and we will help you tour it and sign there.

Who pays, and when?

The building pays, after you move in. You owe nothing before, during, or after. There is no fee that appears later, and no line item gets added to your lease because you came through us.

Does using LiveUrban make my rent higher?

No. Rent is set by the building, based on market conditions, the floor plan, and timing. A leasing fee is a marketing cost the building has already budgeted, the same way it budgets listings on rental sites and paid advertising. It is not added on top of your rent. If a one bedroom is listed at a given price, that is the price whether you find it yourself or we introduce you.

Do you only show buildings that pay you?

No. Not every building in Miami's urban core has a leasing agreement with us. We will still tell you about a building that fits you better, and we will still help you tour it and sign there. The reasoning is simple. A renter steered to the wrong apartment because it paid more is a renter who does not come back in two years and does not tell anyone about us. Being useful is worth more than one commission.

Do I have to sign anything?

No. No exclusivity agreement, no contract, and no obligation to use LiveUrban for your lease. You can stop at any point, work with someone else, or go direct to a building. Nothing is owed either way.

What happens after I send my intake?

A licensed agent reads it. Not a filter, not an algorithm. Someone who knows these buildings block by block. Replies go out by email within 24 hours. Most land within two. You get a shortlist built from what you actually asked for: budget, layout, neighborhood, pets, commute, whatever you said mattered. If you want to see them, we set up the tours. A licensed agent from Avanti Way Realty comes with you. If you are out of town, we tour the units for you on video, live or recorded. When you pick one, the same agent handles the application and the lease paperwork. Average time from intake to signed lease is six days.

How do we stay in touch?

Whichever way you already talk to people. Email by default. WhatsApp, iMessage, Telegram, and WeChat if that is easier, and we are comfortable with whatever messaging app is standard where you are. If you are searching from another country and eight hours ahead, that matters more than it sounds.

What do I need to qualify?

Most buildings look at income relative to rent, credit history, and identification. What differs, and what catches people off guard, is the deposit and the approval process. A standard apartment building typically asks for one month of rent as a deposit, and approves applications in a few days. A condo unit usually asks for three months, and requires association approval, which takes longer and can involve an interview and separate move-in fees. If you do not have US credit history, that is workable. Guarantor services, proof of funds, a larger deposit, or prepaid rent are all routes buildings accept, and we handle the arrangement with the building rather than leaving you to negotiate it. We will tell you which buildings take which, before you apply rather than after.

What is a Power Tour?

Several buildings seen back to back in one appointment, routed so you are not crossing the city twice. Most people see everything on their shortlist in one afternoon.

Who is the agent I work with?

A licensed Florida real estate agent with Avanti Way Realty. LiveUrban runs as a team inside the brokerage: licensed agents who work Miami's urban core rentals, with broker and admin support behind them. One of them is assigned to you and stays with you from shortlist through signing, and you will know exactly who that is before your first tour.

What if I am not in Miami yet?

We work with people relocating from out of state and out of the country. Tours run on video, live or recorded, so you can see a unit properly before deciding. Everything else happens by email or messaging until you land.

Which neighborhoods do you cover?

Brickell, Downtown, Edgewater, Wynwood, and Midtown. Miami's urban core. We do not cover the whole metro, on purpose. Knowing five neighborhoods block by block is worth more to you than knowing thirty of them vaguely.

What if the building I want is not one of yours?

Tell us anyway. Our depth is in these five neighborhoods, and that is where we can tell you which floors get street noise and what parking actually costs. If what you need sits outside them, we will still help where we can, and we will be straight with you about where our knowledge runs deep and where it does not.
