Forma Miami
Forma is Edgewater's most ambitious building, full stop. 85,000 sqft of amenities, Rockwell Group interiors, a 12,000 sqft fitness pavilion with a cold plunge, and a Whole Foods on the ground floor. It functions as a vertical resort, but you're paying resort prices, and the surrounding blocks are still under active construction. Best if convenience and design are non-negotiable.
Why this building: Amenities deep enough to stay in the building, at the top of the Edgewater rent ceiling.

Things to know
- Whole Foods downstairs is the real perk: An on-site Whole Foods (56,000 sqft of retail) genuinely changes your daily routine, no car needed for groceries. This alone justifies a chunk of the price gap vs neighbors.
- Construction noise is a current reality: Surrounding blocks are still developing. Request a north- or east-facing unit on a higher floor to minimize daytime construction noise.
- Get parking details in writing: Parking pricing isn't published, reviews call out limited transparency. Ask for the monthly rate and any guest/EV surcharges before signing.
- Use the amenities or overpay: You're paying for the cold plunge, golf simulator, 6,600 sqft co-work, and karaoke room. If your routine doesn't touch these, a building like Modera gives you 80% of the experience for far less.
- Pet costs are mid-range: $500 deposit and $25/mo per pet, with breed restrictions. Among the more reasonable pet policies for a luxury new build on the corridor.
